NSP Home Purchase 3 Step Process
The purpose of the Neighborhood Stabilization Program is to provide relief for neighborhoods hard-hit by foreclosures, while providing affordable and quality housing to those who qualify. We are committed to work with buyers to streamline the process, assist with securing funding and closing the sale in the most efficient manner. We are here to answer questions, provide assistance and assist in the home selection process. Following are the steps that must be taken to complete a successful purchase.
STEP 1: Review Eligibility and complete the NSP Application.
Qualification to purchase an NSP Home starts with income guidelines depending on your family size. Please review the chart on our Buyer Eligibility page to determine your eligibility level. Depending on your income to family size ratio, the NSP program may also be able to provide additonal purchase money assistance. Once you have determined that you qualify, please download and complete the NSP Home Buyer Application. As part of the application process, you will be required to obtain a mortgage Pre-Qualification letter from a lender.
STEP 2: Complete the Home Buyer Education Course.
All NSP home buyers are required to participate in an Home Buyer Educational course designed to educate buyers about home ownership, including how to purchase and maintain a home. The purpose of the home buyers' education course is to educate potential home buyers on the process of buying a house, and to make them more knowledgeable about what to look for and things to consider when buying a home. For more information and class schedules, please contact one of our approved providers listed on our Buyer Eligibility page.STEP 3: Contact a Realtor and search available NSP Properties.
Congratulations! You have completed all of the steps necessary to purchase an NSP Home and you are ready to go shopping for your new home. This is a very exciting time. We strongly recommend that your first step is to contact a Realtor who will represent you throughout the purchase transaction. If you do not have a realtor, ask someone you trust if they know of a good realtor. If you are unable to find a realtor you can always search on Realtor.org website. You are also welcome to use our listing agent, Karen Ledet of Keller William at the Park, however we do encourage that you look for a dedicated buyers agent. Please refer to our Homes for Sale page to search for available properties and get details about specific homes.
